Affection Plan Dubai
Affection plan is the everyday Dubai name for the official map of a property: the document that records where a plot or unit sits, its boundaries, dimensions and coordinates, and its reference in the land register. It is issued by the Dubai Land Department — or, for some areas, by Dubai Municipality or the Dubai Development Authority — and it is not the title deed: the deed proves who owns the property, the plan shows what and where the property is. Some plans also carry planning details such as zoning, setbacks or Gross Floor Area; many do not, and a plan that is silent on them is not permission to build.
Below: what is on the plan, field by field, why each part matters, and what to do when the figures do not match your title deed. To work through a plan interactively — point at a field, find the issuing authority, compare it with your title record — use the plan reader on the home page.
| Element | What it tells you |
|---|---|
| Plot boundaries & dimensions | The exact size and shape of the land or unit |
| Geographic coordinates | Where the property sits on the city map |
| Zoning classification | Permitted use — residential, commercial or mixed-use, where the issuing authority includes it; confirm against the planning record |
| Setbacks & building limits | Required distances from boundaries and what may be built, where shown; confirm against the planning record |
| Gross Floor Area (GFA) | The total permissible built-up area on the plot, where shown; confirm against the planning record |
| Roads & access | The surrounding road network and access points |
The boundaries and coordinates fix the property in space, which is what prevents boundary disputes and confirms that what is being bought or built matches the record. Where the plan carries zoning, setbacks or GFA, those figures indicate what may be built, how close to the edge and how much — but confirm the authoritative planning record, and any professional input required, before relying on them for a design or purchase decision. A project that skips this check can run into redesigns or fines once the authority checks it against the approved footprint.
Read the plan against your title deed: the plot or unit reference and area should match. Where the plan shows zoning, GFA or setbacks, note them and confirm the planning position with the relevant authority before any design work. The plan is normally issued digitally and can be confirmed against the issuing authority’s record by its QR code or reference number — so a plan shared by a seller or developer can be verified rather than taken on trust. A field-by-field walkthrough is on how to read your affection plan.
A common source of trouble is a difference between the area or boundaries on the affection plan and what is shown on the title deed or seen on site. Where that happens it should be resolved before a transaction or a build — sometimes through a corrected record, sometimes with a licensed surveyor’s input. Spotting the mismatch early is exactly what the plan is for.
| Check | Action |
|---|---|
| Issuer and date | Identify who issued this document and which version you are using. |
| Property identity | Record the plot/unit reference shown and compare the corresponding title record. If they differ, keep both documents for review. |
| Area and dimensions | Record what each document actually states. A discrepancy is a question to resolve, not an automatic correction instruction. |
| Planning information | Where zoning, setbacks or building limits are relevant, confirm the authoritative planning record and any professional input required. |
A record comparison is not a survey or planning approval.
Check the document’s issuing authority, date and property reference. Compare the identifiers and area shown with your title record. Fields vary by document and issuing authority: do not assume a property map alone confirms permitted use, setbacks or building limits.
Found a difference in your property records? The TitleDeed desk can assess the record issue and explain the next step. Surveying, boundary determination and planning approval may require the appropriate authority or qualified professional.
What is GFA on an affection plan?
Gross Floor Area — the total built-up area permitted on the plot, a key control for any construction or extension.
Does it show what I’m allowed to build?
Only where the plan carries planning information. Fields vary by issuing authority; confirm permitted use, setbacks and building limits against the authoritative planning record.
Can I verify a plan a seller gives me?
Yes — a digitally issued plan can be confirmed against the authority’s record by its QR code or reference number.
What if the plan and title deed disagree?
Resolve it before transacting or building; a mismatch in area or boundaries can need a corrected record or a surveyor.
